Responsibility:

Responsible for the performance of due diligence services for use by the Bank in support of real estate-related lending transactions for BBG (SBA) and Private Bank/Wealth, including new originations, renewals, and asset monitoring. Delivery of due diligence services in a cost effective and timely manner. Responsible for establishing and implementing policies and procedures in connection with above Items. Responsible for establishing Bank policies and procedures as they relate to the services provided by the Real Estate Team.

Personnel management:

Sets performance standards and production goals; Establishes and maintains appropriate staffing levels; Oversees promotions, salary actions, and terminations; and Prepares Performance Appraisals of team members. Responsible for the preparation of the annual budget, workload forecasts, and provides ongoing pipeline reports. Coordinates data services, office automation products, and equipment requirements for team members. Maintains effective and open channels of communication with all Bank units that require real estate and construction services by the Real Estate Team.

To include oversight of the following activities:

Attendance at pre-appraisal and pre-construction meetings with appraisers, account officers, architects, engineers, and general contractors to establish a clear understanding of the proposed project, construction costs, scheduling, and methods of payment. To include consultation with account officers as to project feasibility, construction costs, and services provided. To include account officer training/orientation as to the elements of services provided. Performs report reviews, cost reviews, and construction inspection duties as may be required.

Qualifications:

  • Expert knowledge of SBA Standard Operating Procedures especially as it relates to construction and commercial real estate projects.

  • Strong leadership skills and mature judgment must be accompanied by both a high level of organization/planning skills and analysis/decision-making ability. Must be able to manage risk with appropriate controls.

  • Ability to effectively and clearly communicate information, facts, and concepts, orally and in writing, are fundamental requirements.

  • Position involves interaction both with internal and external clients, general contractors, vendors and other areas of the Bank,

  • Ability to work with others is an important element of the skills required.

Requires a thorough knowledge and understanding of the following:

  • Practical management theory and application

  • Principles of cost estimation and construction inspection

  • Basic geometry and algebra

  • Construction methods and techniques

  • Partnership between the cost estimation and construction inspection processes and the appraisal and lending functions.

  • Commercial Credit Real Estate, Construction Policies and Procedures

  • Computer literacy in word processing, spreadsheet, and database programs

  • 10 years experience in the construction industry, with major emphasis in the areas of estimating, budget analysis, and project monitoring

  • 8 years in the real estate due diligence industry

  • 3 years construction industry management/supervisory experience

  • Bachelor degree in construction management, architecture, or civil engineering is preferred but equivalent experience as a substitute is acceptable.
